ABSTRACT

This is a traditional narrative style Building Survey Report prepared on a house in the London area for a prospective purchaser. Although this was an actual job the address and some of the details have been changed to avoid identification. The report follows the general advice given in this book; matters of description are given in the present tense whilst findings are given in the past tense and the wording follows as closely as possible the usual advice that the surveyor should (1) describe what was seen and not seen, and the tests made, then (2) give some analysis of the result in terms of the condition of the property and finally (3) tell the client what – if anything – he or she needs to do, including where necessary arranging further investigations.
