ABSTRACT

Now we get down to developing the detail of our project information in the form of more detailed plans (this stage was previously termed, sketch plans or scheme design) now begins to flow and probably for the first time we can now start to estimate costs and cost plan on the basis of the detail now contained in our project rather than taken from similar projects. The exchange of views and opinions between the cost planner(s) and the design team can begin in earnest presenting a challenge of communication, professional expertise, expediency, resilience, tact and persuasiveness on each member’s part. It is a demanding stage requiring a high level of personal skills, but the aim is always to gain the best building for the client within the resources that are available. Relaxing the grip of cost planning and accepting without question decisions made by the design team or the client has no role in this crucial stage.
