ABSTRACT

You can build an outbuilding up to 10 m3 (13.08 y3) in volume without planning permission if it is within 5 m (16 ft 3) of the house or an extension. Further away than this, it can be up to half the area of the garden, but the height must not exceed 4 m (13 ft). If your new building exceeds 10 m3 (and/or comes within 5 m of the house) it would be treated as an extension and would count against your overall volume entitlement.
