ABSTRACT

In England and Wales the basic framework of control is found in the Building Act 1984 and in the Regulations made under it. An important feature of the present system of building control is that there are two alternative means of control – one by local authorities operating under the Building Regulations 2000, and the other by a system of private certification which relies on ‘approved inspectors’ operating under the Building (Approved Inspectors, etc.) Regulations 1985 (as amended).
