Notwithstanding the development of the buy to let market, the residential property market is still dominated by the individual who purchases for owner occupation, as compared to the commercial property market which is dominated by the investor. The great majority of rented property which offers security of tenure is owned by the public sector (local authorities and housing associations) with only a comparatively small percentage being privately owned. Approximately 65% of all UK residential properties are owneroccupied and only approximately 10% are privately rented but not offering any security of tenure. This difference between residential property and commercial properties is important because the direct correlation between rent and capital value which exists in the commercial market does not usually apply in the residential market.
