ABSTRACT

Introduction In the examples so far it has been assumed that landlords and tenants are free to negotiate whatever lease terms they find acceptable for a particular tenancy of a property. In particular, it has been assumed that they are free to agree the amount of rent to be charged for the premises and that in most cases the landlord can obtain vacant possession at the end of the current lease. This is not always the case in the United Kingdom and the valuer must have regard to the provisions of the Landlord and Tenant Acts and the various Rent and Housing Acts as they affect properties occupied for business and residential purposes. The Agricultural Holdings Acts are of similar importance in the case of agricultural property, but agricultural property is not considered in this text.
