ABSTRACT
Subdivision regulation is one of the techniques for implemention of the planning process. The successful implementation of the planning process requires capable and diligent administration at each stage. Subdivision regulation is administered by an agency of local government called the planning board or planning commission. The pre-application plans and data should include the following: The planning board will review the sketch plat and other information and will consider their relationship to the community comprehensive plan, the design standards and improvement requirements and will discuss the results of this review and evaluation with the subdivider. The subdivider will arrive at some preliminary conclusions after the sketch plat discussion and will prepare a preliminary plat for submission to the planning board with his application for preliminary approval. After reviewing the final plat and other material submitted, the planning board will inform the subdivider what is lacking to obtain approval and upon compliance by the subdivider will grant approval of the final plat.
