ABSTRACT

The responsibility of the design team for the success of the project continues up to and beyond the handover of the site to the owner. When the work has effectively been completed, it is the team’s job to make a detailed inspection of the building with the contractor, and to prepare a report setting out all those matters which remain to be resolved or completed. It is within their authority to refuse to accept ‘practical completion’ if the extent of the outstanding work would make it unreasonable to expect the client to take over the building.
