ABSTRACT

Utilities management is mainly concerned with the control of costs at a given facility. Also, those in charge of utilities management are concerned with the conservation of energy and the elimination or reduction of harmful emissions that may have a detrimental effect on the environment. As brought out in Chapter I, the conservation of energy is one of the four principal activities carried out by a well-organized engineered maintenance management system. Plant engineering has the responsibility for the design of a system to control the use of energy for operating machinery, heating, ventilation, air conditioning, hot water, and lighting of the various segments of the plant. The monitoring and maintenance of the control system is the responsibility of the maintenance function, which, of course, reports directly to plant engineering. In addition to monitoring the energy users and the control system, maintenance will need to inspect the building envelopes periodically including the roofs, windows, insulation, and so on, in order to maximize energy conservation.
