ABSTRACT

ABSTRACT: This paper deal with case study on evaluating for the replacement time of building equipment during building operation and maintenance by using Life Cycle Cost. This research was to derive building energy performance analysis through building energy simulation with field measurement and documents (specification, drawing, et al.) about the case study building in Seoul Korea. From LCC analysis with making an investigation into initial cost, annual energy use cost and maintenance & repair cost, et al., the replacement time of the building equipment is calculated. The energy consumption unit of target building was 407.2 Mcal/m2y in 2000 and 450.9 Mcal/m2y in 2001. Energy consumption was on the increase gradually in comparison with average energy consumption of building in Korea. As the economic estimate result by LCC analysis, Given that discount rate is 8.0%, rate of price increase is 5.0% and the study period is 20 years, the economical replacement time of the target building’s chiller is 7 years after completion of building construction work. With physical life and social life of building equipments, the calculation of economic service life will be applied to estimate reasonable replacement time for retrofit during building life-cycle.
