ABSTRACT

This chapter discusses the use of the land pooling/readjustment (LP/R) technique for the redevelopment of established urban areas, with special reference to the Taiwan and Japanese experience. It outlines the LP/R technique and its possible application in redevelopment land projects and in land and building redevelopment projects. The LP/R technique can be used to improve land development for urban expansion and provide net benefits for the landowners, the government and the public. The chapter presents a case study of a redevelopment land project in Taiwan. It analyses the wide use of LP/R for redevelopment land projects and for land and building redevelopment projects in Japan. Urban redevelopment is more complicated and costly than new urban development, so that it is more difficult to use the LP/R technique for redevelopment. The chapter considers the lessons of the Taiwan and Japanese experience.
