ABSTRACT

There are various roles that must always be carried out in any construction project, irrespective of the size, location, form of contract or procurement route. The different procurement routes discussed in Chapters 6, 7 and 8 can be considered as merely different permutations of who actually carries out these roles for a particular project. For example, a building must be designed by someone and it must be constructed by someone. When the design is carried out by an independent architect and the construction by a building company, this is generally known as the traditional form of procurement (Chapter 6). However, when the building company takes responsibility for both the design and construction, this will be known as design and build (Chapter 8). The building company may decide to subcontract the design details to an independent firm of architects, but this is not the point – the building company is still responsible for the design. Let us now look in more detail at the various roles in a construction project.
