Far more information on property performance is now available than was the case 20 years ago, and it is possible to get a reasonable picture of the way the market is moving. As we saw in Chapters 3 and 4, there are three main factors affecting values of investment properties:

A rise or fall in the rental value of the building.

A rise or fall in the yield basis on which the property is valued.

The approach of rent reviews or reversions.
