ABSTRACT

Break clauses have become an increasingly common feature of commercial leases in the UK. Professor Neil Crosby and his team from the University of Reading have analysed the changing structure of commercial leases for the RICS using the IPD database (RICS, 1998, Paper 2). They found that 15% of the leases created in 1992 that they examined had break clauses, rising to just under 25% of leases created in 1995–96.
