Improvements In the eyes of the general public, improvements are such building works as will result in a building which is of greater value, or granting greater amenity, to the inhabitant. It is also the general view that both landlord and tenant benefit by carrying out improvements. This is not always the case: see, for instance, Pleasurama Properties (see p. 87), where the landlord did not consider that, of its own nature, a dolphinarium improved the premises and drafted the lease in such a way as to require the tenant to reinstate the building in its original form at the end of the lease.
