ABSTRACT

The matter of Type 3 surveys was the subject of a draft document prepared by the RICS Working Group in 2006 to be submitted to HSE, either as a free-standing document, as an appendix to 'MDHS 100/2', or for inclusion in the MDHS 100 review process. This chapter is heavily based on that draft and the kind permission of RICS to use that material is hereby gratefully acknowledged. The main problem with Type 3 surveys is often that there is inadequate communication between client and surveyor. Type 3 surveys are intended to locate all the asbestos within a building as far as reasonably practicable. It is therefore an intrusive and destructive survey, which may need to penetrate all parts of the building structure. Surveyors must be aware of protected species such as bats and some newts. All species of bats in the UK are protected. There are heavy financial penalties for disturbing bats or bat roosts.
