ABSTRACT

If the application involves the erection of a building or buildings, then it is possible to consider whether it is appropriate or desirable to submit an outline planning application to establish the principle of the development. Outline applications are not accepted for changes of use or other forms of ‘development’ which do not involve buildings. An outline application affords two distinct benefits: 1 it prevents abortive expenditure on professional fees which may be

required to prepare a full application; and 2 it establishes the principle of use and is, therefore, frequently used to

establish land value prior to sale.
