Either: 6 years from the death of the life tenant or 12 years adverse possession when there is a life tenant

Where land is unregistered because the 12 years does not run until the lease has determined

Incapacity

Where the legal owner is incapable of exercising possession eg because of mental disability. In this case time accrues from six weeks after the disability ceases or death, providing the disability existed at the time the adverse possession began

The time from which adverse possession begins to accrue Section 15 of the Limitation Act 1980 and case law determine when adverse possession actually occurs.
