ABSTRACT
A landowner can usually take action to evict a trespasser or squatter from his land. However, if he delays taking action for 12 years (unregistered land) or 10 years (registered land) he may lose the right to sue because his action will be time barred. This will effectively leave the squatter with superior title to the land.
