ABSTRACT

The building services within a domestic dwelling receive little attention from most surveyors. Lack of knowledge and confidence results in referrals to so-called ‘specialists’. Yet in modern houses up to 25% of the value of the property may be attributable to services alone and defects in these systems also have an immediate impact on the building user. Lights that do not work or boilers that fail to warm the house will get new owners critically thumbing through a survey report quicker than most other defects.
