ABSTRACT
The recoupment of unearned increments in the value of land-known as betterment-is seen as the rise in value of a piece of land due to some external force that is not controlled by the owner of the land. But betterment of this kind can arise from different sources. It is convenient to attribute the accrual of betterment under two headings: general and specific.
