ABSTRACT

The lack of a clear distinction by various commentators, e.g. Sykes: 1984, Trott: 1980, has helped to prolong the debate over valuation methods in the UK property profession. Indeed Trott:1986 seems to compound the problem by confusing valuation practice with a third aspect of the study of property valuation:

(c) explaining how property values are determined by market forces; market price determination

As the purposes of (a), (b) and (c) are distinct, it should not be surprising if the analytical techniques are different.
