ABSTRACT

In the examples shown in the text it has been assumed that landlords and tenants are generally free to negotiate whatever lease terms they find acceptable for a particular tenancy of a property. In particular it has been assumed that they are free to agree the amount of rent to be charged for the premises and that in most cases the landlord can obtain vacant possession at the termination of the current lease. This is not always the case in the UK and the valuer must have regard to the provisions of the Landlord and Tenant Acts and the various Rent and Housing Acts as they affect properties occupied for business and residential purposes. The Agricultural Holdings Acts are of similar importance in the case of agricultural property, but agricultural property is not considered in this text.
