ABSTRACT

This chapter examines the “stages” of the development process and describes the roles and activities of those involved in development. It looks at development from the perspective of the settlement, and considers the development of an individual parcel of land. The chapter outlines the multifaceted activities carried out by numerous professionals and others. The appraisal of the site or the informal planning and other enquiries should have provided information about special planning controls, archaeology and contamination and other matters. The final completed building is the result of a final design which is the designer’s initial interpretation of the client’s brief and as changed during the design process, eg for large projects, to allow for the planning supervisor’s health and safety requirements. A residential development requiring a multi-letting approach may need the specialist letting management of a firm of letting agents, eg one who belongs to the National Approved Letting Service.
