ABSTRACT

Ordinances are typically given an abbreviated title for reference purposes. This chapter presents a subdivision and site plan standards usually within a larger land development ordinance which contains zoning and other regulations. The subdivision and site plan provisions are referred to as an 'ordinance'. All material in the model ordinance appearing between brackets is to be filled in by the jurisdictions adopting the ordinance. In some sections of the ordinance, standards have been suggested and are indicated within brackets. It is recommended that these standards be adopted. Revised standards may, however, be substituted after careful consideration and review of local characteristics and needs. The statutory authority for land use regulations in general, and subdivision and site plan controls in particular, should be cited. Improvement standards must be keyed to protect the public welfare, where welfare encompasses both the design and physical improvements associated with development.
