ABSTRACT

This chapter focuses on land development in the middle income category-high income groups market segment. It provides overall, city-wide pictures of developments in the field of land delivery over the period 1971–1993, and the resulting process of ongoing compartmentalisation of urban space which went hand in hand with spatial urban expansion. Over the period 1971–1993, there were significant changes in the income profiles of the populations of Vijayawada and Visakhapatnam. Starting from the nature of land development, the period 1971-1993 can be roughly subdivided in three phases. In the first phase (1971-1976), land development still involved a large number of land owners/farmers. In the second phase (1976-1988), the shift from owner-led to broker-led subdivision accelerated. The third phase (1988-1993) shows a further 'professionalisation' of the real property business, involving the emergence of an independent, private construction sector. Land subdivision in the area surrounding Patamata Village seems to have been hardly affected by the introduction of the land ceiling.
