ABSTRACT

A masterplan will describe a vision for the development of a large site in words and drawings whether for mixed-use, commercial, educational, industrial, cultural, and residential or landscape, and will be a blueprint for place-making. A masterplan should address the following parameters: transport and movement in all forms, site and plot drainage including sustainable urban drainage systems, security, phasing, and materials. The Planning Portal defines 'masterplan' to be a type of planning brief outlining the preferred usage of land and the overall approach to the layout of a developer and to provide detailed guidance for subsequent planning applications. Place making and high quality environment requires the masterplan to promote high standards in landscape and architecture even if not proscriptive about other aspects. Various pillars underpin the philosophy and approach to master planning projects: context, integration, functional efficiency, environmental harmony, urban design, commercial viability, and health and activity.
