ABSTRACT

This chapter focuses on the requirements of the Building Regulations in dwelling houses, flats and rooms for residential purposes. Building Regulations are made for specific purposes and these are supported by guidance standards and other technical specifications relevant to these Regulations. The Secretary of State has agreed on aspects of performance that they need to assess in preparing their Agrement Certificates so that the Board can demonstrate compliance of a product or system with the requirements of the Building Regulations. Standards and technical approvals provide guidance related to the Building Regulations and address other aspects of performance, such as serviceability, or aspects which, although they relate to health and safety, are not covered by the Regulations. Site investigation is now the recommended method for determining how much unsuitable material should be removed before commencing building work. Ventilation is defined in the Building Regulations as 'the supply and removal of air to and from a space or spaces in a building'.
