ABSTRACT

This chapter explains the basic fundamentals and terminology of residential building codes. It discusses the responsibilities of a licensed Registered Architect, Professional Engineer, and General Contractor (GC). The GC is responsible for the day-to-day oversight of a building site, management of vendors, trades and logistics, and communication of information to all involved parties throughout the construction process. The chapter describes the process for obtaining a building permit, and considers private restrictions including deed restrictions; and covenants, conditions, and restrictions. It outlines the different ways to create home plans and the responsibilities and licensing requirements of a general contractor and subcontractors. The chapter examines construction loan and also describes the construction loan process. It provides a description of materials form and start filling out the basic introductory information and analyses a typical cost estimate format for the residential construction. The chapter presents an example of a typical inspection schedule for residential construction.
