ABSTRACT

One of the main functions of a floor plan and a show flat is to present the internal structure of a flat. The main sources of information to assist a purchaser in envisaging flat in regards to its dimensions, height and internal partitions are show flats, the floor plan and information enclosed in the section entitled 'Fittings' finishes and appliances' in sales brochure. In Hong Kong, sale of first-hand residential properties seldom concern the sale of raw apartments, that is, apartments with almost no fittings and finishes. The Ordinance has accepted and refined the major requirements regarding information disclosure on fittings and finishes under the Consent Scheme. When it comes to the presentation on the items that require such notice, however, the Ordinance seems to exhibit a rather relaxed approach in regulating its presentation in the show flats, for example, allowing alternative fittings, finishes and appliances in both unmodified and modified show flats. A parallel phenomenon exists in show flats.
