ABSTRACT

Maintenance workers have become a critical part of the facility management effort in large buildings, and advances in technology and complications in design require professional maintenance staff. Looking after facilities and the grounds connected to them is big business and a large part of managing facilities. As soon as the buildings open, they begin to age and require ongoing maintenance and care to lengthen the service life of most equipment and fixtures. Heating, ventilation, and air conditioning (HVAC) and the equipment required to keep it in optimal working order comprise the first two categories of heating and cooling systems. Properly maintained HVAC contributes to a positive and healthy environment in facilities; this is a major responsibility of a maintenance manager. Fencing is commonly used for large stand-alone facilities to announce the facility boundaries and to keep unauthorized people away from workers and assets.
