ABSTRACT

This chapter presents information on maintaining building interior and exterior lighting systems. The procedures in the chapter may be applied to all types of lighting systems found in and around nearly any type of facility, including commercial, institutional and multi-family residential. The maintenance activities identified in the chapter and their recommended frequencies represent the suggested level of maintenance effort required to support lighting systems, including those used for security purposes. The chapter focuses primarily on indoor lighting systems, as the vast majority of facility lighting energy use is used by indoor systems. However, the same maintenance practices are directly applicable to all outdoor lighting systems. A maintenance program for building lighting systems offers a very large potential for reducing both the maintenance and energy costs of building lighting systems while improving the overall performance of the systems. Although the programs are labour intensive during start-up, start-up costs are typically recovered through maintenance and energy savings within one year or less.
