ABSTRACT

The Royal Institute of British Architects form of contract, although even then not used universally, had yet to experience extensive rivalry from elsewhere or even from within its own organisation for a serious alternative. Building information modelling has moved the construction industry towards digitalisation and is providing the platform for next level of digital disruption in the construction industry. The use of construction contracts in the UK construction industry often reflects the current thinking and trends in the overall construction strategy employed by the UK public and private sectors. Whilst smaller projects continue to be dominated by plan and specification procurement routes and lump sum contracts, larger projects show a preference for construction management or a version of design and build. The use of Guaranteed maximum price remains a fundamental part of the UK Health Service Procure 21 system for awarding contracts.
