Properties within the category cover a wide variety of property types from small nursery units to distribution warehouses, and from Victorian mills to the Class B1 ‘high-tech’ building. The most common types of property fall into Use Classes B1, which includes buildings with high office content, B2 and B8. Generally for Classes B1, B2 and B8 there is ample rental evidence available in the locality and this will form the primary basis of valuation for the types of property. The valuation of industrial and warehouse property will often include a wide range of plant and machinery. The location of the property can have a significant impact on value. While traditionally warehouses were located near ports, the emphasis is on location near motorways or other main roads. Obsolescence is an important issue to consider when valuing industrial property. The three types of obsolescence can be identified – physical, economic and technical.
