ABSTRACT

This chapter considers some of the consequences of the emergence of the form of property ownership and its implications for the contemporary urban renewal process with a focus on the communities who have experienced the outcomes of this process and who live in or own these multi-unit properties. It focuses on a series of interlinked and ongoing research projects undertaken by the authors and colleagues over the last decade looking at aspects of the emerging strata title sector in Australia. The research is well documented elsewhere but has involved analyses of census data, surveys of strata executive committees and strata managers, stakeholder interviews and focus groups in strata communities in the state of New South Wales. In fact, what strata-driven urban renewal may be generating is an intriguing polarisation of the city into higher-density neighbourhoods characterised by the mix of households noted and the remaining low-density suburbs that surround them, where wealthier and/or family households will predominate.
