ABSTRACT

The contracts work by stipulating key start and finish dates which may be modified as the result of extensions of time. Date of possession is entered in the Contract Particulars prior to signing the contract. In MW2011, the Date of Possession is named the Date for Commencement. Additional time may be given for the Contractor to reach the Completion Date for various reasons, either resulting from actions by the Employer or its agents, or from some events wholly beyond the Contractor's control. If the Contractor has not finished by the Completion Date, liquidated damages may be exacted from the Contractor by the Employer. In SBC/Q2011, the Contractor has six months from Practical Completion to provide the Architect or Quantity Surveyor with all documents necessary for the adjustment of the contract sum. With both SBC/Q2011 and DB2011 the Employer may request a quotation for accelerating the work. The quotation, if accepted, substitutes a new Completion Date for the current Completion Date.
