ABSTRACT

Development can be classified into three main forms: development of a new building on a virgin land, the demolition of an existing building and its redevelopment, or the refurbishment or conversion of an existing building in whole or in part. The process of real estate development often involves many players who may include developers, landowners, financiers, design consultants, contractors, estate agents and relevant government authorities. The key player is the developer who, from the outset, has an interest in the property, initiates the development, provides funding for the whole project and ensures that it is successfully carried out for occupation or investment purposes (Millington, 2000).
