ABSTRACT

This chapter deals with the development/construction page of a real estate, where the Rent Roll page is added to the pro forma, but the model was still a turnkey project with 'Develop' being a single line that is in the Uses section of the Sources/Uses table on the Inputs page. The final section, labeled Z-Score, is a dynamic normal distribution to provide the user/analyst a simple way to allocate costs if a general contractor provides total line that is costs without a schedule. General & Administrative is the next section and begins with the roll-up. The next section to complete is the Draw percentages, that is the percentage of cost drawn per page. The 'Cost Item', allocates the cost to the period by multiplying the draw percentage in the period by the total cost above in a column.
