ABSTRACT

The site records kept by the typical subbie often ignore the 'big picture'. For example, there will be a reference to individual delays awaiting specific workfaces, and other trades. A record of the overall building delays can be one of the best defences against any attempt by the Contractor to blame the subbie for delayed completion of the project at a later stage. A spreadsheet of this kind is very good evidence to demonstrate the fundamental reasons for the delay to specialist subcontractor's works, and to secure extension of time and financial compensation. The subbie has a positive duty to notify all delays in writing as they become apparent. The streetwise subbie must respond to the Contractor's revised programme and/or delayed construction progress at the time in order to protect specialist subcontractor's entitlements.
