All manner of trades brought on to site before it is ready, falling over dozens of other subbies, only later to be told it is their problem to accelerate at their own cost in order to make up for the Contractor's delays. The fact that events are very probable is merely a sad reflection on broken construction industry. Many of the possible events, such as failure to provide timely access and information, are in essence 'breaches' of contract, for which the subcontract conditions provide specific remedies. Risk refers to the likelihood of it occurring and the impact on the project if it does occur. When the streetwise subbie encounters, or even foresees, delays and/or disruptions, he should notify the Contractor in writing, and stand his ground in a calm and professional manner. Specialist Contractors can create a simple Risks, Assumptions, Issues and Dependencies Log using a spreadsheet with one tab for each area.
