Double frontage lots are, however, designed into subdivisions where single-family homes are built on lots that are adjacent to arterial streets on one end and have access to local access streets on the other. There are some advantages to building single-family homes with one of their exterior walls immediately adjacent to one lot line. Minimum block lengths are rarely specified in subdivision ordinances, but short blocks require extensive road construction; they are therefore quite uneconomical. Most jurisdictions establish minimum lengths of street frontage for pie lots, in order to provide space for driveways, off-street parking, and attractive entrances to the houses that will be built on the lots. Cluster development permits dwelling units to be built relatively close together on relatively small lots, in exchange for the retention of surrounding open space. Cluster developments are often very attractive, from a visual point of view, and therefore may be quite marketable.
