ABSTRACT

This chapter presents a framework for estimating residential land-use needs. An inventory of existing residential land uses is prepared and organized into these land-use categories. Therefore, hotel/motel housing will include land-use needs associated with residential development but employment-based facility and associated land-use needs associated with jobs. In substantially urbanized counties, there may not be a significant number of rural residential land uses or residents. The Joint Center for Housing Studies of Harvard University and the Massachusetts Institute of Technology analyze the ways in which housing policy and practices are shaped by economic and demographic trends. The chapter reviews of information provided by the center, the important demographic trends that will shape housing demand are the increasing diversity of the population, the aging of the baby boomers, the higher propensity of people to live alone, and the growth of the elderly population.
