ABSTRACT

The subdivision approval process contains numerous detailed steps. The level of sophistication of the subdivision regulations may be reflected in the developer's submission requirements. At the preliminary plat approval stage, a licensed surveyor is required to make all plans to assure accuracy. The preliminary plat indicates blocks and lots, names, streets, and all details required for final subdivision approval. A detailed set of construction plans for engineering and environmental features also is required. A contour interval of two feet is required for topographic maps, together with a site-grading plan for the entire subdivision. Construction plans must be prepared by a professional engineer. The final subdivision plat must indicate all features of the preliminary plat along with those additions and changes required by the planning commission.
