ABSTRACT

A mix of single-family homes, town homes, and retail spaces are grouped around St. Alban's Episcopal Church. The town houses, however, are accessed by rear lanes, in the traditional manner. Hawthorne Corner's nine colorful buildings consist of three garden-level commercial units with about 5,600 square feet of floor space plus 73 dwellings in buildings containing five to 12 homes, several of which are live-work units. Bounded by older residential development, Brown's Farm is located mostly on interior parcels with limited usable public street frontage. The comprehensive plan, which sought to "concentrate denser residential development around the villages and the hamlets, and maintain rural densities in the remainder of the town," became a driving force behind revisions to the village's outdated zoning. The Warwick Grove property was considered to be an appropriate location for denser development due to its public water and sewer access and its location close to downtown shops in the nearby historic core of Warwick Village.
