ABSTRACT

"Residential density" is a technical term that is very useful when planning the development lands for residential use. For those who are working for a land developer, the concept of residential density can be used to estimate the "yield" of a specific piece of property; that is, the number of houses or apartments that can be built on it. For those in urban design, it will be found that residential density is perhaps the most important factor known that sets the basic character of a residential area. Floor area ratios are often used in regulating the density of development of commercial and industrial properties; they are rarely used in regulating residential properties. One can, of course, make one's own set of assumptions concerning building size and residential density, and then prepare similar tables and draw similar illustrations to show the character of development that would result.
