ABSTRACT

A dynamic lot type aims at deciphering these relationships, finding the simple rules that keep the seemingly chaotic fabric together. This chapter reviews six simple tools to craft dynamic lot types. These tools together with lot-type examples will provide a better understanding of what dynamic lot types can provide. The six simple tools are percentages, built-to zones, multiple building zones, floor-by-floor footprint controls, multiple footprints, and multiple use footprints. Paseo Court Lot Type applies built-to zones together with setback percentages to create diverse frontages formed by buildings and courtyards. The chapter also reviews Bitez Garden Tourism Lot Type, a specific lot type crafted to allow and promote garden tourism. Bitez Garden Tourism Lot Type requires that the buildings with different uses be detached from each other, which has been a traditional development pattern for the family farms on Bodrum Peninsula.
