ABSTRACT

Contract administration should focus on ensuring that the owner receives the deliverables promised in the contract. That approach applies to the construction contract. Some of the most important deliverables that contractors are usually required to submit include the following: schedule of submittals; schedules of values and requisitions for payment; baseline schedule and progress updates; quality control plan/quality control manager; safety plan/safety manager; and requests for substitution. The importance and appropriate use of these deliverables should not imply that the process of developing, submitting, reviewing, approving, and using these documents must be adversarial. Their development, processing, and use can be, and often are, the subjects of a collegial approach involving the owner, the designer, and the contractor and their respective consultants. The chapter concludes with a recommended approach for administering the construction contract at the start of the project to maximize the likelihood of a successful project.
