ABSTRACT

Where different landlords own parts of the reversion ‘the landlord’ for the purposes of the 1954 Act, will be all the landlords collectively (s 44(1A) of the 1954 Act). The landlords will need to take concerted action. This means that the landlords can get together and serve a single s 25 notice, or they could each serve separate notices relating to their individual parts of the premises to take effect simultaneously (Nevill Long and Co (Boards) Ltd v Firmenich and Co (1984) 47 P & CR 59, CA).
