ABSTRACT
If title to the land is registered, the tenant’s surrender will not be effective and the landlord must wait until the term of the lease has ended before gaining possession. This applies whether the squatter has managed to register his title (Spectrum Investment Co v Holmes (1981)) or not (Central London Commercial States Ltd v Kato Kagaku Co Ltd (1998)).
