ABSTRACT

Commercial buildings are an extremely important part of the built infrastructure assets of a region. Buildings deteriorate with age and more importantly may not serve the purpose of original intent. Developing cost effective management strategies for the long term, ensuring sustainable use of physical resources and providing a defined level of service require an understanding of the residual service life of the building and/or its components. Residual life may serve as a benchmark for planning refurbishment strategies. In an advanced infrastructure management model, residual life of components and elements of the building would be estimated based on data collected over a period of time. In a basic or core infrastructure management model, a facility for at least an overall estimation of the remaining life of the total building stock would be required.
